What Happens If the Phase 1 Finds Something?

If the Phase 1 identifies areas of potential environmental concern (APECs), the next step is a Phase 2 ESA - which involves actual soil and groundwater sampling. Phase 2 investigations typically cost $8,000-$25,000+ depending on the number of samples needed.

Finding contamination does not necessarily kill a deal. It means you understand the liability and can negotiate accordingly.
