Choosing a Soil Remediation Method Starts With the Contaminant
There is no single best way to clean contaminated soil. The right method depends on what the contaminant is, how much soil is affected, how deep it sits, whether groundwater is involved and what the site will be used for afterward. A petroleum spill under a gravel yard calls for a very different approach than lead-impacted fill under a future daycare.

Excavation and Off-Site Disposal
How it works: Contaminated soil is dug out, loaded, hauled to a permitted receiving facility and replaced with clean fill. It is the most direct method and the one regulators understand best.
Typical cost: $50 to $200 per cubic metre once you include excavation, transport, tipping fees and clean backfill.
Best for: Petroleum hydrocarbons, metals and mixed contaminants in soil that equipment can reach. Excavation is fast and certain, which makes it the default for development sites on a schedule.
The catch is that every load leaving the site has to be tracked. Under the BC Contaminated Sites Regulation and the Environmental Management Act, soil relocation carries notification and record-keeping duties. Bioremediation
How it works: Naturally occurring microbes break down organic contaminants such as petroleum. It can be done in place or in managed soil piles called biopiles.
Typical cost: $50 to $150 per cubic metre.
Best for: Petroleum hydrocarbons and other biodegradable compounds when the timeline is flexible. Bioremediation is gentler on the site and the budget, but it is slower, often taking several months to a year.
Soil Vapour Extraction
How it works: A vacuum system pulls volatile contaminants out of the soil as vapour, which is then treated before release. The soil is never dug up.
Typical cost: $40 to $120 per cubic metre, plus system setup.
Best for: Volatile organic compounds and lighter petroleum fractions, especially under buildings or infrastructure that cannot be removed.
Chemical Oxidation
How it works: Oxidants are injected into the soil or groundwater to chemically destroy contaminants on site.
Typical cost: $80 to $250 per cubic metre depending on the oxidant and the number of injection rounds.
Best for: Petroleum, solvents and other treatable organics where excavation is not practical and a faster result than bioremediation is needed.
Soil Washing
How it works: Soil is processed through water and separation equipment that concentrates the contamination into a small fraction, leaving the bulk of the soil clean enough to reuse.

Best for: Larger volumes of soil with metals or hydrocarbons where reducing disposal volume saves money.
Stabilization and Solidification
How it works: Binding agents are mixed into the soil to lock contaminants in place so they cannot leach into groundwater.
Typical cost: $50 to $150 per cubic metre.
Best for: Metals and certain inorganics where treatment to residential standards is not required and containment is acceptable to the regulator.
How the Method Gets Chosen
A qualified environmental professional weighs the contaminant type, the volume and depth, the site conditions, the intended land use and the regulatory standard that applies. Often the answer is a combination, for example excavating the worst material and treating the rest in place. The goal is always the same, which is a defensible record that the soil now meets the applicable standard under the Contaminated Sites Regulation.
